Loan signing

Vendor rates shown after vendor sign-in

Purchase, refinance, and HELOC packages, signed to the lender’s instructions and the title company’s closing checklist. Sam confirms the appointment with the borrower, arrives with the package printed, and walks each document in order.

  • Signed package scanned back to the title company; the order confirmation states how it is delivered.
  • Package shipped per the closer’s instructions; tracking number sent when it goes out.
  • Witnesses for lender-required documents arranged when the order says so.

General notary work

$40 + $10 mobile service fee + per notarial act

Powers of attorney, affidavits, Notices of Commencement, contracts, vehicle titles, school and immigration forms, and any other document that calls for an acknowledgment, jurat, or oath. Fee is per notarial act notarized, plus the travel tier for your address.

Deeds need two witnesses; Sam can serve as one and bring the second for $25. Trust documents also need two witnesses, and the notary cannot be one of them, so both are brought for $50 ($25 each).

Remote online notarization

Quoted per file by signers, documents, and witnesses

A secure video session with knowledge-based identity verification and a tamper-evident digital seal. The signer can be anywhere; the notarization is under Florida law. The session fee covers one signer and one seal, with set fees for extra seals, signers, or a witness, and no travel. Remote loan closings are a flat fee by transaction type.

Not every document or receiving party accepts a remote notarization. Confirm with the recipient first.

Estate documents

$40 + $10 mobile service fee + per notarial act

Wills, trusts, powers of attorney, health-care surrogate designations, and living wills, at home or at the bedside. Billed as general notary work, per notarial act, plus travel. Witness arrangements follow the rules above for trusts and deeds.

For a hospital or facility signing, Sam checks with staff that the signer is alert and acting freely before starting.

Booking

What is a mobile notary?
A commissioned notary public who travels to you. Instead of finding a bank or shipping store, the signing happens at your home, office, hospital room, or the title company’s table.
How far in advance do I need to book?
Book online and the calendar shows what is open. A day or two of notice gets the best selection. Same-day and rush requests are accepted when the calendar allows, at the surcharges listed above.
What if I need to reschedule or cancel?
Reschedule from your confirmation link or by text. Give as much notice as you can. A loan signing cancelled after the notary is en route may be billed to the ordering party under that company’s trip-fee terms.
Do I need to bring anything to the appointment?
A valid, unexpired government photo ID: driver’s license, state ID, or passport. The name on the ID must match the name on the document. Signing for a company? Bring the authorization that names you.

Exactly what the fee schedule above shows. General notary work is $40 + $10 mobile service fee + per notarial act, plus travel by distance, listed under travel. Remote online notarization is quoted per file. Title companies and signing services see their rates in the vendor portal.
Are there any hidden fees?
No. The notarial fee, travel tier, and any after-hours surcharge are all on this page. If a signing needs more signatures or a witness than was quoted, you hear the number before anything is stamped.
What payment methods do you accept?
Card, Zelle, Venmo, Cash App, and cash at the table. Title companies and law firms can be invoiced; net-30 terms are available on request.
Do you offer discounts for multiple signings?
Offices with recurring volume can ask for a vendor packet. It covers rates, order intake, and invoicing in one document.

Loan signings

What is a loan signing agent?
A notary public who handles real-estate loan packages: guiding the borrower through each document, making sure every signature, initial, and date lands where the lender expects, and returning the package to the title company or lender.
How long does a loan signing take?
Most run 45 to 90 minutes depending on the package and the number of borrowers. Refinances tend to be quicker than purchases.
What if the borrower has questions about the loan terms?
A notary cannot give legal or financial advice. Sam explains what each document is and where to sign; questions about rate, terms, or conditions go to the lender or the borrower’s advisor, ideally before the appointment.
Do you work with all title companies?
Orders are accepted directly by phone or email and through signing platforms. If your office wants Sam on its approved list, request the vendor packet.

What documents can you notarize?
Real-estate and loan documents, wills and trusts, powers of attorney, affidavits, contracts, health-care directives, vehicle titles, and most other documents that call for a notarial act. Florida law restricts a few cases; call if you are unsure about yours.
What is Remote Online Notarization (RON)?
Notarization over a secure video session with identity verification. The signer can be anywhere; Florida authorizes RON for most document types. Useful for out-of-state signers and anyone who cannot meet in person.
Do you travel to hospitals and nursing homes?
Yes. Hospitals, nursing homes, assisted-living and rehabilitation facilities are routine stops. Sam works with staff on timing and on confirming the signer is alert and willing.
